Some of the panels fit together nicely and I would have 2 rows laid, only to try to get the 3rd down and the middle of the panel would not fit together.

I did the sand and seal on most of the rest of the areas, certainly anywhere with a hint of "water damage" on the wood.You will probably only need to replace a couple subfloor panels per room.

I ran downstairs to move the car and found a large branch from a tall tree fell and took out my back window, and also dented the rear left quarter panel and left scratches and a chip in the paint.

The pipes kept freezing and there was a mold issue (the bathroom was like this when I bought it - not sure how my inspector missed it and it turns out the floor was rotting as well.My handyman couldn't get another tub surround in there and so he installed these wall panels/planks that were waterproof.

I do 8-12% vacancy on multis depending on area.Capex should be higher, presumably you have two HVAC systems, two breaker panels, etc etc.Also, leasing fees (I don't understand why nobody includes these - they can be substantial especially on a multi which is generally going to have higher turnover than SFH).
