The city zoning has the home listed as single family, but the previous owner added in a second meter for the basement it looks like.It would be advantageous for me to have it appraised and classified as single family since it will me a lower down payment, but the lender has indicated he thinks the appraiser will say it’s multi since the basement has a kitchen.I’m unfamiliar with the specifics on this situation.

He has told me that two good ways are to put a classified ad in the paper (and/or craigslist) and say "Rent to own, low downpayment" or "no bank qualifying, rent to own" or something like that.

My dept. is currently battling with an FHA rep. who will not approve an FHA loan on an REO we have for sale because he is classifying our practice of liquidating REOs as "Flipping".We recently aquired a portfolio of NPAs from Lehman Bros to service.

Not only will this sign be in front of this particular house, but I will also put signs in the yards of my other already-rented college houses in hopes of driving potential renters to either call me or see what is available from my web site.Don't know how well this will work yet, but I do know how expensive it is advertizing in the classifieds!

They do the same thing and I've gotten many calls from REIA members who knew about a desperate seller.You might want to put a very small classified ad in the newspaper.
