So what ever cash we lending it took us darn near double that to earn it in the first place. its not just a 100k loss it was 140 to 150k in taxable earnings to net 100k to lend  that we are at risk for... another little pearl there !

When these two dynamics are married, the need that is left unaddressed is the growing market for newer and better facilities/communities tailored to emerging retirees.Now that tells me something about supply and demand...I remember reading the book "Acres of Diamonds" but rather than talk about this pearl of wisdom here is the url for everyone to read (at their leisure) -- Lord knows we do enough reading on real estate alone...

And with the plans set in place for further development around The Pearl and lower Broadway St Corridor, Government Hill would be my choice if I wanted to catch appreciation and have all the commodities of Urban living, although Southtown would be a close second with the Redevelopment of the Lone Star Brewery.

Yes, you want to have an open floor plan and good air circulation (ventilation) as mentioned in my original post, but you can effectively heat and cool a 1000 ft^2 apartments using a ductless heat pump (with a single head, no less) as the primary heating source.The HVAC industry is pretty big and extends well beyond the continental U.S.A.
