While not mandatory to purchase in an LLC, I would recommend it.

I'd recommend working with a good strong property manager that lives in that area that can check on them.

I recommend that you speak with a real estate accountant to see if you will benefit from a cost segregation first. 

Whichever strategy you choose, ensure you're adhering to IRS rules about prohibited transactions and working with experienced professionals to structure deals properly.Regarding non-recourse hard money lenders in San Antonio, I don’t have specific recommendations.

Regarding PMs, I have good ones in Columbus and Cleveland to recommend if needed.

I would recommending looking at your property through the eyes of the NBA, or Next Best Alternative, to see if there is a market for you property as a mid-term rental. 

Now I question if I will be able to obtain fire insurance.

Until you have $1 million or more in equity and really understand how to use an LLC, I recommend you just buy an umbrella insurance policy for $1 million.
