Though my guess is more for the east and west coast newbies that want to get in the game but their $30K cash isn't even in spitting distance of a down payment for an investment locally but can get them 2 "cash cows" with 75-80% financing in most turnkey markets.I am going to assume someone with a million in cash will be a little more savvy and won't get taken by a turnkey (over)promoter offering $80K ARV places to them for $90K after doing a lipstick on a pig rehab of a $40K junker.

I'm afraid my tenants may be the type to take revenge on me.I am also disheartened by the fact that I have worked to keep the building clean, to make it at least one of the better looking buildings on a block that is obviously overrun by inept landlords and that inspite of my efforts, tenants simply don't seem to care about keeping tidy surroundings.

Too many REI fall victim to the emotional glamour properties and rationalize those as better...in spite of bad numbers.It's all about the numers...with $$$ in front...and "+" in front of that.Rationalization is the most expensive word in the REI dictionary.

In spite of the attachment some have to their definitions, and a bug up their butt that private/hard money lending is even legal, no one is trying to pull a fast one over anyone over the use of the name.

If you believe they are trustworthy tenants, in spite of no credit history and short employment, don't bother with the co-signer.
