Sure you're going to get phone calls and deal with bad tennants but remember you'll also have bad days at work making someone else tons of money while you get your little tiny slice of their wealth and you miss your child's football game because you had to work late and your stuck at a dead end job.

My biggest losses have been from intruders/tenants that stole an HDTV, riding mower, pedal boat, pro football jerseys, and a pellet gun. 

I really have no idea where most of my colleagues did college (except when they talk about football). 

It seems like an area with affordable home prices and plenty of traffic with the university and football games.

I am not here to tell people a fantasy of a hypothetical low probability of 1% plays.

We have a division-1 football & basketball teams that regularly attract outside visitors, as well as having Interstate-80 run right through our town.

In a way u can use the public speaking trick, pretend every one is in their underwear.I used a self mind trick I used to use when I played football in high school........ think of what ever makes u nervous, scared what ever. 

It was built in 2006 and is mostly stone siding with a relatively small backyard, but a very large covered patio, big enough to watch football outside while it rains.
