There's a variety of ways to get a deal in front of you (I'm mostly a flipper), but basically if it looks promising, I run custom comps queries and check the current & past $/sf of renovated/distressed product in that city or zipcode.Here's a chart on 90066 I generated from my tool under Market Stats > Sales Data > Specific Zip Code:- My above chart (more available) shows the Avg Renovated $/sf (High) over time in this Zip Code, something completely different than charts/providers based on Averages/Medians only, like every other platform (RedFin Below, https://www.redfin.com/news/data-center/):- Can't select smaller locations such as City or Zipcode for their $/sf data, so it's useless helping me underwrite/verify a deal.- Can set Zip Code for Median Sale Price data, but again it's the median/avg so it's useless helping me underwrite/verify a deal.Then if that looks decent, I'll run Sales Comps, and get a quick summary of some key metrics based on those comps.

I assume the challenge and cost increases with the number of homes / units but wanted to get a sense of how big of a challenge this is.It seems the current solution is for the resident to call a contact center or go through a portal - anything I'm missing?

Also, desirable amenities (pools, fitness centers, clubhouses) enhance the functionality of a community.

I run a call center for Real Estate.

There are schools all over, including Wilmington for sure. https://dpr.delaware.gov/ has all the details on schools and requirements, typically the schooling can be done online and then the test is done in person at a testing center. 

It is in a good area next to businesses and breweries/shopping centers/etc in a busy town.

It makes sense as a local because of the density of medical centers.

We stage every house every time...If you have an area that may cause questions 'Can a queen bed fit in here' or 'Where do I put the TV' or 'How do I center up the room'...staging is crucial. 

Maybe each board swelled and the pressure all came together in the center.
