They have been a great investment over 10 to 15 years, but at current market, the yield is around 2%.I'm considering selling one to buy multi family in the NYC area at around 6 to 8% yield.It seems like the right cashflow decision, but emotionally it feels like selling the crown jewels.

If you are talking top of the line everything (granite countertops, cherry custom cabinetry, crown molding, multi-head steam baths, etc. etc) bump that up $250-$275 a square foot.
