NYC 1031 exchange for more yield?

I own several investment units in midtown NYC. They have been a great investment over 10 to 15 years, but at current market, the yield is around 2%.

I'm considering selling one to buy multi family in the NYC area at around 6 to 8% yield.

It seems like the right cashflow decision, but emotionally it feels like selling the crown jewels. Any views or advice?
