You've definitely come to the right place to build connections and learn, but you want to pair these forums, books, and podcasts with in-person real estate investing meetups in your area.

From my experience, success in real estate investing starts with clearly defining your goals and continuously educating yourself through podcasts, books, forums, and courses.

I have read the RDPD books before and got value from that though. 

Little did I know I was going to stumble across some books mentioning bigger pockets, start listening to their podcast, and make a post saying this house is now going to be a fix and flip!

Nevermind the unlikelihood that any ONE of them is appearing in the top 10 that often (especially at the rate we're getting bookings, I know we're not showing up on the 1st page nearly that often), it's statistically impossible for 30 listings to show up in the top ten 50% of the time even if our 30 listings were the only ones in the entire market, instead of there being 20,000 other listings.It makes no sense. 

Not sure if his new book covers which states have exceptions to the rule but reach out to him. 

I understand as someone new to real estate investing there is a lot to learn and even though I have read many books, until I do it myself for a few years, I will be far from an expert.

The course came with PDF texts (not books) and a very lengthy excel sheet to memorize and tackle on my own.

If it’s not a partnership or other entity then the balance is not that important, but if you’re already reconciling books and have A solid set of books it’s best to provide the balance sheet.
