Real estate investing is forgiving; the average person can still make money even with some big mistakes.

I highly recommend going to meetups and talking to investors in person. 

I have my credit where it needs to be have a down payment saved of around 17k and looking into Host financial to go through for my first deal I am wondering has anyone personally used it and how do you like the company and the process thank you and looking forward to the journey 

If you are calling the licensed person off the radio AD a lot of money.

Better option for personal use but perhaps not rental. 

Depreciation Benefits via Leverage: While you can't claim depreciation personally on IRA-owned real estate, SDIRAs can use non-recourse loans to purchase property.

They do require that person to have no assets, so a house in her name could be problematic.

I have about 100k in assets both personal and business I could sell, but part of me thinks that’s extreme and I’ll sell “myself” along the way with all my stuff.  

I plan on driving alot to find distressed or run down multifamily properties that possibly are owned by an out of state investor and reaching out however would like everyone's opinion or personal experience on some other creative ways.
