Banks could not charge more than 10%, such laws have been changing with the SAFE Act/Dodd-Frank bitter pill taken by institutions and have been modified allowing higher rates for such lenders.

I'm not bitter I promise :) I've just learned to work with the system but coming from a banking background I can tell you that most 'lenders' just tick boxes and don't have a clue about credit risk.

Even though there is not much snow, I find the winters bitter cold with the breeze off the ocean.I 've looked at buying in many of the parks, last time I looked at a place east of Rt 1 where a mobile went for $10k and only a few miles to ocean.
