As a home inspector, I see so many people put tons of money into aesthetics but never fix the actual problems.

I have the vision and aesthetic in my head, and we're trying to make it super appealing for short-term rentals (our current STR is across the street and it's fully stabilized and doing very well).

Some of the easy changes that I've focused on in the past is better lighting and fixtures, new paint, and baseboard (not exactly the most notable upgrade but I find it works for aesthetics).  

Besides foundation and other important issues that @George W. mentioned, you want to look at the aesthetic look of the house.

Aesthetically, it is not attractive at all. 

So the vent on that 12ft section is just for aesthetics, but it carries over across the rest of the ridge line span.You should ask your roofer about all this.

I mostly look for properties around the 1% rule that can cash flow $250-400 a unit, have parking, the systems are in good shape (maybe one capex item that needs repair) and aesthetic fixes to the interior (flooring, paint, cabinets, countertops etc).

The primary service they offer is to make sure everyone maintains the aesthetics of their home.
