They can also help a wide variety of clients compared to banks who only work with good credit, job, etc.., So the answer should be obvious, one can attract more clients working for a brokerage BUT I don't think It's actually the case.

The only widely available loan product that requires 0% down is a VA Loan (for military members and veterans), and those are only for a primary residence, and (with limited exceptions), only good for one active loan at a time.When you're talking 0% down, you are talking about creative financing, not conventional lending.

But if you go into it with eyes wide open, understanding the rehab needed, and look at it as a learning opportunity, I think you will still come out ahead for the experience.I also think it's great that you're starting out with multi-family properties before moving into a single family yourself down the road.
