I work in NOVA so the battling of rush hour traffic can make it hard to attend meetings on time.  

Very strong 5g and high speed fiber in some places. 15-20 mins to gatlinburg and 3 of the park entrances with no traffic.  

A great asset often overlooked is the ground floor condo of a midsize building on main street usaHere are the benefits:They are generally small in size They can be used as office or retailEasy to rent Around the clock foot traffic since they are in a neighborhood affordable as You can buy these individuallyNo TI since they are just a boxNo roof, Landscaping, or parking lot to deal with as they are taken care of by the associationThe association acts like a built in property manager.  

While it's important to drive traffic, your house still needs to impress the buyer to make an offer.Did you do a cost analysis of both? 

This also alerts me to potential problems, if there is a lot of "traffic". 2.

Those other areas are by no means bad investments but because of traffic in this area - I don’t think they will get the appreciation you would in sterling and long term returns.

The area is benefitting from the traffic to the Sugarloaf ski area, in Carrabassett Valley (a city north of us), but our neighborhood isn't ideal in terms of high-value properties.
