Lowest interest rate was 6% :) remember the days of thumbing through that thing trying to figure out the payment on a 75k deal.. find the 70k then the 5k and add them up..

And you can tailor it to you, so 1) You certainly don't have to charge 100% while vacant (dependent on bldg. layout, thermostat access, etc.) and 2) You can tailor the Gas/Electric as you have brought up so maybe 50/50 all except 60 unit 1/40 unit 2 for electricity... etc.

For now, we were toying with flips, brrrrr, buy and hold, multi, even construction of multi, but... the numbers just do not add up in this market, so we are waiting... who knows for what... great deal or recession...
