Have you talked to private lenders / hard money lenders?

The lender really needs only an MLS listing, copy of contract, proof of ability to close, and an estimated settlement sheet.

However, a lot of lenders will require previous rehab experince.

@Nicolas DupuisIt will depend on the lender and if there are leases in place they can usually use 75% of that income against your debit to income.

I am neither a real estate agent or a lender OR  a property manager for money.  

The ones I manage total to 20 bedrooms.These rooms rent for between $125 to $225 per week depending on room size and amenities in the room (beyond basic amenities may include: Desk, Tv, private entry, tenant controlled AC, additional storage).This month after padsplit takes their 14.25% cut of the revenue I am recieving, from the units I own, $15,230 from 3 homes.

I would recommend finding a few lenders that can lend to Canadian investors prior to getting into a deal, that way you don't run into any hurdles on the back end.

Chase,Several lenders out there have re-negotiation policies on their rates, I would ask your loan officer.
