Down Payment Assistance or Lender 100% financing

Good morning, I am just starting out with my first rental property purchase. However, I am in dire need of down payment assistance. Does anyone know of a lender (100% financing) or a down payment assistance to purchase my rental property? The unit is located in Indiana. Thank you in advance for your feedback. Christina
