If I agree to a minimum rent of 10% and 10% of revenue, I would have predictability, guarantee and a piece of the pie. 

As for the market outlook there, Im seeing 4% appreciation forecast from Zillow: "The median home value in Fresno is $198,500 … home values have gone up 6.4% over the past year and Zillow predicts they will rise 4.3% within the next year.”

MFUs have higher NOI and thus predictably higher CapRates.As noted elsewhere, CapRates are not commonly used for SFRs, but the math is still the same. 

This whole area here is growing and growing and I've heard prediction that I believe are true in which Daytona Beach to Jacksonville becomes one long stretch of city like South Florida. 

Actual snowfall amount and frequency is hard to predict, it can vary by the season.

The second one tend to be less predictable over long horizon.

I predict they would be willing to offer you an interest rate at better terms than the market as well.

It is not a reasonable expectation for the property management company to predict future human behavior.
