Either you have absolutely no ability to find competent people, or for some reason competent people don’t want your business.  

And do you understand the long tail risk of a self build? 

I would talk to your tax person make sure you do this right for both people on this transaction .

As you get started, having a strong team, especially a lender who understands your goals, is crucial.

So what is bring people to Pueblo, CO to spend time off of work?

Remember, a lot of people have AAA or have a similar service with their insurance for a few dollars a month.    

It will take a couple years perhaps but people go where they can ultimately afford to live.

If you're looking to target a family with young kids or older folks then you may want to consider it a little more in depth as these people may need a tub.

@guy idan  It's great to vet the sponsor, but you should also understand the "nut and bolts" of each syndicated asset that you plan to invest in.

This doesn't mean I don't take on riskier opportunities necessarily, I just find comfort in having a compounding engine as a bulk of my portfolio so that I am always operating positive.I am completely new to real estate investing and would love to find like-minded people to connect with.
