We no longer manage vacation rentals but we use to charge 20%, which was on the lower side. 40% is higher than I ever heard of.

The reality is this is virtually impossible for someone with no background or experience in Note space no capital and lives off shore.

Hi Anne,It all depends on your own goals, if you really believe in the area, have done the work and have come to a conclusion that your money is used best in an asset here, then do it.Theres no reward without any risk.

no one really wants to hear this though... they want the shortcut.there are also ways to recycle capital, like the BRRRR method, which works but is tough right now with interest rates so high and deals tough to find (and 10 other things, but those are big ones). 

No one is offering 30 year rate of 5% for 5 units non owner today.

I'd like to add "preparation time" across all channels for our property (AirBNB, VRBO, direct)... ensuring that there is a 1 day gap between bookings (no same day turns).I've been told I should be able to achieve this result with the "Adjacent Day before/after an unavailable night" feature, but I'm not able to get it working.Anyone know how to make this work?

There is no shortcut to this.

If you're wanting to do something for the purpose of passing on to your kids, an active rental business is more tangible, but if you have no experience, and you could make more money investing passively, it would make more sense to leave your kids an overall greater sum of money. 

There is a Citizen by Development program that helps you save taxes for new developments but the best bet is to buy an existing property and slightly renovate.If you have never dealt with Caribbean based labourers and you have no patience... then the Caribbean is not for you.
