If passive investors don't setup a business or LLC, then does that mean they can't deduct the business expenses such as attending education seminars, trips to visit properties, meal etc. on such trips etc.

As to the deed, use a Special Warranty Deed if there is something about the warranty you are excepting out, like an underlying mortgage, otherwise use a Warranty Deed for the chain of title.

If they're loud, I'm not so sure tenants would want to use the hood exhaust consistently.My new tenant is a stay at home mom, and I recently realized that she cooks full blown meals for lunch and dinner, smoke smell and all.

Now, obviously you see the importance of this method to keep from being in any cartoon...LOLA couple hundred bucks to any jake leg with a chain saw might do it for the limb....the whole tree would probably be 1,000/1,500 hauled away in my area.Can't tell, but where does the electric come in at?
