There were a lot of judgement calls made in the earlier part of the thread which do not qualify as criteria for getting tenants.  

All three of those breeds in a combo: chows are territorial in maturity, American Terrier (meaning APBT american pit bull terrier) No breed judgement i train a ton of them but they have a high prey instinct to chase, Boxer slow to mature and sometimes not the easiest to train with a short attention span, and Lab labs are labs.

Just use your judgement as if he were any other applicant.

This helped me win a $8000 case against a tenant - now I wish I could tell you I was able to then collect the judgement!

If they won't leave and force eviction upon you, then at that point, you have no choice but to take them to court and then since you are spending time anyway, specifying how much they owe and putting it in the judgement is what you'd want to do.If they leave without any hassle, consider yourself lucky, get a new tenant, and chalk it up to a lesson learned.

But looking back at it I don't think I would rent to someone with a DUi again as that is a sign of poor judgement and can translate to other life decisions they make...

I made a judgement gut call, which I never feel is smart in this business.  

Of course even if I win a judgement I doubt I will get any money from her, but at this point, she isn't going to get away with it without a huge ding to her credit and background.Also, I wonder if I can pursue the lost rent for the month it takes to turn.

If so, then your only alternative is small claims court to get a judgement.
