Nebraska has a partial fund set aside.Iowa- Will kick in up to $25,000 for remediation.Remediation:  might mean hauling off a lot of dirt. 

She agrees that wholesaling in MA is a license-required activity.If a family member hauls you to court for screwing their grandmother out of her equity, it's not going to go well for you.

I’d say we have a long haul up in the Tampa Beach Market.

We keep the major systems running well - electrical, plumbing, roof, mechanicals - but expect sheetrock repairs, missing/broken windows and screens, painting, carpet repair/replacement, junk haul-out and major cleaning when a tenant leaves. 

As Scott said, it's about increasing your portfolio over the long haul.

The things that I look for in a market are not just short term cash flow but total return from income and equity over the long haul.

I toyed with the idea of doing a flat fee, but in the end i wanted local boots on the ground and it seemed easier to leave it with the previous REO agent.   

There is a contractor around here, he uses an Amish crew, they pick up these junk trash cans and strip them, wood is recycled and they haul it for scrap, as they should IMO.An 8' wide trailer is fine for an RV or a deer camp, it is by no stretch of the imagination considered suitable housing.

As soon as you are not reachable the clients you've been hauling around for the last month will look at a property that is not suitable for them but will be talked into buying by a Realtor that is just looking for a sale.
