Mine is on state owned land, run by a sub-concessioner.  1031s are exchanges for LIKE, so if I did a 1031, I could exchange it for another park model/mobile home (or 2)???

I have a really little one (great for finishing nails but slow for framing), and my dad has a big one, but dad's is not portable like mine.

I left behind my 6 figure income job (which I was incredibly unhappy with) so she may pursue her dream, and hopefully I can pursue mine.

Due to my credit score, mines is variable and matches whatever the current prime rate is currently 3.25%. 5% is not bad if you can get it fixed for a period of time, maybe 10-15 years.

A friend of mine out near Heath/Fate/Rockwall area used to do 4% BAC....on almost every listing. 

Every one of them is gold.

That puts you in a fixer-upper, but thats a gold mine for a real estate investor! 

Right now I’m sticking to okc, in fact my parents are under contract for there first rental property in Norman about a mile away from mine.

Ya it highly market specific to.. when in our area and much of the west were this is badly needed  permits to put any structure up on.. run 30 to 75k or more.. so in reality you can crane in an ADU and plop it on a lot plenty of those companies produce those from Container homes ( here is a good friend of mines company) www.relevantbuildings.com  by the time you even buy one of these and pay all the fee's and then the foundation and run utls etc. your going to be in it 200k at least..
