My Real Estate Investing Plan/Goals
Looking for input on what I have here, as well as just laying out a plan to start setting smaller goals for myself.
I currently have one investment property thats cash flowing 150/month(on a 15 year mortgage) , and have 30k that I would like to get a rental property with. My plan is to buy one SFH this year, then next year get a SFH or duplex, then the year after cash out refinance my first property ( will have about 100-120k equity ) and put 20% down on a quadplex. I figured its best to wait to Cash out refinance since prices are so high right now, Also this way I will have more experience when I buy the quadplex AND I just started RE school so I should be a licensed realtor by then as well.
My problem is with 30k down, it limits me to either really old properties or 2 BR properties, my initial plan was to buy a 2 BR. I use deal check and they would cash well, however a RE agent I spoke with and a couple people on here were saying they wont invest in 2 BR properties because they dont sell well. But do you guys have any problems with actually finding tenants for a 2 BR?
The last thing Im dealing with is my lender informed me my DTI is too high ( I have no debt at all aside from the investment property and primary residence) and I have applied with another lender, however they still have not gotten back to me which leads me to believe that my DTI may actually be too high lol.
My end goal is monthly cashflow, the smaller homes are more attainable for me right now, but It would be a pretty big set back to buy a house and not be able to rent it out. Now that I type it out I think I just need to get after it! Any input or advice would be greatly appreciated! I am in the Temple area, however will be investing in either Temple, Harker Heights, or Belton.
