BP analyzer is great, but learning the math formulas is so critical when you want to analyze deals on the fly.

Ultimately I decided the best option for me was simply a simple reed oil diffuser that's perpetually on sale at Walmart for $5 bottle, lasts 30+ days, and does not look like a those cheap dollar store twist-up air fresheners that looks like a cross between a toilet wax ring, a fly trap, and a skyscraper Smurf house.  

I think that's the only way numbers made sense but it is hard now since a 1970 1500sqft SFR is easily around $420K+ in Ontario and rents are probably hoovering $2K/mo

I would fly to Milwaukee, probably unanounced to my PM, take a look at the units personally.
