I need help getting the same list in my county.

Strategic pricing is key to closing deals quickly.The median time to contract has stretched to 29 days, up 20.8% from last year.

Wouldn't surprise me if the property is only worth the 70% the seller is taking home on day one and the 30% second becomes found money someday.

It won’t be the same as renting to a person so make sure you are prepared for doing business differently. 

Do I work with Agent X, but they charge more....or do I work with Agent Y who charges less, but they aren't as good as Agent X.Then the problem is A, B and C Agents, who charge the same as Agent X who is good, but A, B and C arnt nearly as good as Agent X.

We are actually having one our premier events in October called Junkers to Jewels, a 3 day in person classrom and bus tour to learn about flipping, rehabbing, estimating etc on actual deals with local investors.

. 🤦🏽‍♂️ I get it with those situations its just so easy to say hey it does not work for this reason or that.. we on BP hear the same thing about folks trying to do deals with Do hard money.. lots of turn downs after they spent their non refundable money..

This is spelled out in the contract and usually 10 days for your typical 30-day close on a single-family residence, and 30 days on the typical 60-day close for an apartment or commercial building.
