Initiate a no smoking policy and use auto renew M2M leases. 

I'm a lot older than you but I have learned to tell pretty well when somebody is blowing smoke up my a$$.

What kind of deals are you trying to smoke out?

This one was a trash haul, cat/pet smell, usually smoke remediation as well.  

I don't want to come across as a hypocrite as I would buy a smoking deal in Pecos/West Texas right now.

The photos you have now make the rooms look dark and they look low quality.

For example, you may want to specify the following: 1) no smoking 2) expected frequency of sprinkler use for the lawn (if applicable)3) if tenant or landlord will change AC filters and at what frequency4) any penalties if tenant breaks the lease earlier than the stated contract end date Add anything else not specified in the lease that you have concerns about or want to clarify. 

They all smoke.
