I use kwikset 914 or 910 locks with a smartthings hub with RBOYs app Rental Lock Automator and it works well for me.  

There are a lot great videos out there on basic circuit design and that will take you 90% of diagnosing appliance related issuesI don't know how home automation will play out in the future.

The Nexia subscription is only $9.99 month and it can run a variety of home automation systems...anything using Z-Wave technology.

I have done over 250 deals since then and I am also heavily into automating and using AI to take brokering, and correspondent lending to a higher level. 

(Have addendums ready to add/remove tenant).Parties / noise / dope / ugly cars / etc...To alleviate problems:  Make sure they are on an automated payment system.
