That isn't consideration, that's pocket change.Another thing courts consider is your ability to close.

When you don't have the ability to put a strong deal on the table by way of terms, you have to strengthen your offer with price.

It depends on your goal, the numbers, your temperament for stress, time frame, day job, contacts in the area, ability to sustain loss if things go badly (and they will go badly at first anyway), expectations, available capital, etc. 

@Ryan DaleOh most definitely that’s very similar to me except I have not worked as long as you in other careers so I am not yet financially able to start any investing YET, but I do plan on learning the industry inside and out to the very best of my ability so that in the future when my financial standing will allow it I can invest with as much comfort as money can allow within reason.

Him saying “I didn’t give an easement” is almost certainly irrelevant, the city should have the recordered the work, but even if they didn’t , his ability to litigate this is slim.
