Remember, advertising property you don't own (have title to) without a license and brokerage agreement is illegal, you are advertising the contract on the property, not the property or the property subject to prior settlement.

Just FYI, A HUD-1 is required for all settlements of residential properties regardless of financing, any commercial RE settlement requires an accounting of the transaction, these are tax code requirements.RESPA is required to be followed even if there is no financing. :)You can close your own settlement if state law doesn't require a title/settlement agent, registered lender or attorney, so long as you comply with all applicable requirements, if you're crazy enough to try

And I am sure they will be looking to settle with an insurance company, as most people don't have the assets to pay off such a settlement from this type of tragedy.

(send me $1000, Keep your truck and I will send you a perfectly valid quit claim deed for the property.)If the cost of an attorney doing a title search and completing escrow or settlement is enough to keep this from being a good deal, it wasn't a good deal to start with.

Hi, that has nothing to do with funds being received by another lender, which won't be on that transaction, what they are talking about is credits back to a buyer that constitutes less in the deal than as contracted, you are not to be walking away with cash after settlement.
