We are about to close on a property soon in Philly and are planning to do the following work --Add HVAC, Add a full bathroom and add a half bathroom, Fix kitchen (keep same layout)My contractor is saying that (Approach - 1 ) - we don't need to pull permits.

I do have the cash currently on hand for a down payment, but have future expenses I would like to keep if for.  

We’d love to just keep this home as our first rental property but feel stuck with the high monthly payment due to the 15yr mortgage and the home needing some renovations in the next few years.

Are they owned out right by a single person or a family?

All six (6) lenders the owning spouse has contacted have stated that due to the way the property is titled in the SDIRA (75% SDIRA owned and 25% ownership in spouse personal name), the SDIRA would have to disburse the property totally from the SDIRA and deed the property into only the owning spouses name in order to provide a mortgage loan, HELOC, etc of any kind against the property in order to pay the spouse.

I would have hoped they let the person turn it on manually instead of making sure the entire email is read to know you can opt-out. 

Did you build the building and rent it out and then either own it for a year or two, or an offer or a problem come out of nowhere when you had intended to keep it as rental property for years?

For my next move I am debating should I keep doing what I do which is buy another rental ( since houses are bettered priced) or get a land and develop my own projects.
