Would you just price out the furniture and have it ready to buy and if you have a resident interested and signs a lease for a furnished apartment, go buy the furniture? 

Floors may show some serious wear once the furniture is out and that might require them to be replaced or refinished.If the appliances are old you might consider replacing those with a set of new, matching ones.What's it like outside?

As far as regular nice houses with nice furniture go yeah, that's pretty saturated. 

You're going to run into this in most of the major STR markets because within the last 2 years we have seen a massive spike in available inventory.In order to compete with the competition now, hosts/owners/operators need to step up their game and be willing to invest in good quality furniture, memory foam mattresses, high quality linens, professional seasonal photography, etc.In the high desert, most visitors are looking for peace, quiet, privacy, and amazing scenery so this means stay away from purchasing homes in residential neighborhoods with neighbors on all sides.

The days are gone of grabbing furniture off the curb and tossing it in your rental.

First piece of furniture or appliance moved in will gash this flooring or just one water leak and its difficult to impossible to replace so it is being turned VERY frequently and the front end savings are offset over 3 years with replacements. 

She is well versed on Miami and Broward County, and I agree w/ her on the clientele of Miami needing you to adjust your numbers upwards for replacement of your furniture and wear and tear maintenance.

STR’s are a business with a variety of startup costs — deferred rent as you build up reviews, furniture, frequent cleaning, increased insurance, stocking the kitchen with everything renters will need.There are a couple of companies that are willing to manage STR’s in Boston — giving you either a flat rent per month or the proceeds minus a management fee.
