Find a property I can afford that I feel will appreciate in value in the coming years but will make a long time to cash flow (mostly buying in hopes of higher property value in the future), continue to rent until I can afford a down payment for a conventional loan to allow me for more options on cash flow, or continue to rent and invest in a more affordable cash flowing market?

Thank you all for your responsesSo just so I got it:it probably wouldn't benefit me to use a HELOC for a rental property as the cash flow wouldn't be substantial enough and I'd have to continually pull from the HELOCEven if I do receive a HELOC for 80k, if I pulled 50k from it, I'd only be responsible for INTEREST ONLY of the 50k I pulledtheir will be closing costsDoes that about sum it up?

I am not 100% sure of your post but if you asked for an extension on them holding the apartment and said if you can't make it happen I would like to cancel, the most likely scenario is that they were not able to continue holding the property and thus cancelled.
