I learned all of this from a now defunct group in Berwyn of old-school building owners.

The benefit on DSCR is that it will ignore your personal debt to income ratio for qualification, but you don't get the low down payment options of owner-occupied conventional or FHA.  

So wanted to hear from some owners or property managers who can share their experience if non suncadia pm properties rent well and hire their numbers look. 

A lot of my clients have gotten stuck with major loan payoffs if they decide to sell their homes as they really don't add any equity here and most buyers don't want to take on the additional loan, some have had their home owners insurance drop them, and like you, they ended up costing more then just paying your electric bill. 

Deduct out the owner benefit, depreciation etc...

Who knows.Another option would be to buy a small parcel and slowly build a house with/for him and pull owner permits.

Search property data for properties with high equity & perhaps out of area owners or elderly owners & contact them to introduce yourself as a local hoping to find another rental property.
