Thank you for sharing your thoughts @Chris Seveney .Just to clarify your vote would be against Condos for investments as well for primary residence ( rental in future ) even if done in cities like Sharon and Hopkinton.Example: I was looking at this MLS ( Still Analyzing ):  This is a beautiful society with swimming and tennis court etc and could easily rent for 2500 in the current market.https://www.redfin.com/MA/Shar...Could Single-family worth say around 500K be a better deal for rental than this 300k condo?

What I’d done before on the janky simulator may be more easily emulated than I’d originally thought… and the method is prohibited by the SEC for American citizens. 😒 Essentially it is ok to trade this way with offshore accounts but, my understanding is it limits the usable brokerages as you may only use non-SEC regulated entities.

I think that as long as we have an influx of young, able-bodied people (who vote), we will be able to stave off the serious evils of even moderate deflation benefitting the interests of older Americans at the expense of economic growth, and hopefully prevent a depression from recurring.I think that as long as our population does not get too old, and the dollar remains it's position of relative strength, that a deflationary depression is unlikely.

I've done 2 1031's and if something goes wrong, you want to be able to hold them accountable.With all due respect, if your realtor has given you incorrect advice, you will be unable to hold them accountable for anything and you will be left holding the bag (and tax bill).I used First American Exchange Company for both of my 1031s in Chicago.
