People get way to emotional with real estate.

It seems you are taking this way too personally and letting it affect you emotionally.  

agreed, its a complete waste of paper and your time...just give the keys and a clean, ready to go home...you are mixing emotion and excitement with business...it will wear off quickly...trust me...lol

My take is that if you wouldn't currently seek to BUY properties with those numbers then accepting them from a property that you already own isn't any more justifiable.. unless you have some strong emotional connection to the property and think you might want to live in it again eventually.

@Susan Cochran  If the lease did not say 'no smoking' and you do take him to court, I would strongly suggest that you leave emotions out of it and stick to the main point. 

It feels like you are using emotion here.

It's hard to do, but analysis is best done taking your emotion out of it and just sticking to the numbers.

I'd prefer the seller to recognize I'm taking his entire portfolio in one deal, saving him time and money and to realize that it's a business deal, not a personal,  emotional transaction.  

They're usually needing to leave the home they've lived in most of their lives, and emotions and anxiety run high.
