I wouldn't make a habit of bailing on deals for minute issues like the color of the grass ;), I can't imagine any realtor would put up with that too many times!

My biggest challenge as I raise my financial IQ is to change the life-long bad habits and mindset I have.

I figured job (population) growth level, unemployment rate, median household income (though that's probably not as vital if the focus is on B properties), proximity to major highways/malls/retail centers are some.

If there are code violations and the home is not habitable it is the responsibility of the landlord (whatever state it is) to provide a habitable spaceIn regards to damage, did you have renters insurance ?

So find a great realtor who has ties to other investors and you might get some good prospects prior to the rest of the world seeing them.Also, we are focused on a small area with lots of multifamily, so I am starting to take note of other owners and their habits (how well the house is kept up outside, how long they have for rent signs or posts up) and through that plan to identify people who might be ready to get out.  

The project was habitable in November but I couldn't fill it until February, just due to MN weather.
