Hey Max, I'd love to discuss options with you.

So this gives an option to sell or rent.

The plan is to hold it long enough to see appreciation do it's thing AND in time we have the option to turn it into an entire house airbnb or even a long term rental for passiveness sake.

What are my options?

If they complain, show them this part and ask them to recall discussing their responsibility during your onboarding conversation.The other option, you can choose not being a landlord if this is to much to handle. 

The beauty here is you don't have to necessarily choose which strategy you are embarking on for the first process of these strategies (buying a property in need of rehab and doing the renovations) - the best investors typically will have multiple exit strategies and can make unemotional decisions once the property is completed whichever way the numbers point to (flipping or keeping and renting/refinancing i.e.

Finding some sort of owner occupied house hack-ish option seems to be the most realistic path so long as your debt to income ratio is solid/lend-able. 

I wouldn't recommend that my sellers still have rent by the room lease options in place.

Eviction is really your only legal option if they are not communicating with you.
