Smokers over-occupying your property with multiple animals will be bad tenants, sec8 or not. 

There simply is nothing on Wall Street that matches the Investment ROI of real estate, only if one "cooks the books" and does a whole bunch of "what-if" gymnastics can we get there. 

Pre-screening includes: income requirements in very plain terms (annual income) as some ppl don't seem to comprehend what 3x rent really means, no smokers, pets, etc.

Typically though functional plumbing, electrical, heating and ability to cook are required.

Ask his wife and her mother to cook for you.

No different than cooking your own dinner or paying for the convenience of having a Chef at the restaurant cook it. ya sounds good but your changing culture that has been going on for the buyers entire lifetime.
