Although she might not have the stamina/desire to be a landlord she may do better with a sale to someone like you and that person doing a rental depending on market rents.

But @Mark Gagner seems to be doing well with it in TX..Regarding other "appreciation" markets, Austin has been on fire, and has some unique "hot" characteristics like the job scene, tech, desirable for young folks, location, etc.

@Nicholas Lee It depends on what your desire for direct involvement, risk tolerance, and time is, but I encourage buy and hold of cash flow properties as at least part of your long term strategy.

the checking account thing was sorta a joke :)  i agree we have had good tenants w/ out checking accounts also... checking account or not it all comes down to a tenants desire to honor their bills and more importantly make paying rent there most important bill to pay.
