What I have done on the last renovation was, my Property Manager (acting as Project Manager to manage the Contractor) had placed materials in a cart on Home Depot or Menards for me to pay the bill direct so I could monitor what was being purchased and they would pick up materials at the store. 

And the investor should be doing the same by monitoring work progress and having a rep check in from time to time.Too many times have I been burned for tens of thousands of dollars.

As we can't listen to or monitor every call - our agreement spells out (in bold) "you agree you have not been promised any results" and "this supersedes all prior discussions."

There's usually some good locals that monitor those forums and I bet you would get some good responses there.

All of that trash didn't land there in one day or one month - it sounds like your property wasn't being monitored.  

Not all PM's are good and one must carefully hire them and some of us would carefully monitor them.  

Little things like monitoring utilities, connecting everything to surge protectors so appliances don't steal extra electricity, no cable or unnecessary entertainment additions.

There will be local people who monitor it and should be able to point you in the right direction. 

Security and Sustainable living will drive rent growth everything needs to be rebuilt and as is t is it will have lower reoccurring costs so instead of growth in demand like this last recovery the overall economy will shrink per capita housing will not be as bid an expense as it is now.
