Hey guys, thanks for the kind words and encouragement.Obviously I still have a lot to learn before I'm ready to make a purchase... and as of right now I'm doing more reading and learning than looking for properties, but I did notice one foreclosed property in my small town.

This really only increases the rents and decreases the vacancies, since nobody wants to buy, but everyone is looking to rent.It is still impossible to find a cash-flow property here unless you put a considerable amount of money down, and then your ROI goes to crap.

Only knock is the grout is the same color as tile, not as noticeable as u think but looks perfectly fine on solid colors like white, and cracks, chips, breaks, missing crout can be fixed/patched.

Do not buy a low income property if you are not willing to constantly be asking for the rent and sending all the correct notices for everything.

I notice there are several different companies who offer 800 or 866 numbers that have voicemail systems attached.

I did notice the "Bulk" forum but cannot post just yet.

Notice they have not yet asked for money but they have requested some personal data.

Now if its an assignment they may notice a different name on the HUD 1 closing statement and the assignment fee will be on there also.

I know the new owner has to give me a 3 day notice, but do I still legally have some time after that three days is up?

Any other things that might be easy to notice?
