I have some knowledge of whole sale real estate and need my contracts reviews to make sure they are up to Idaho standards if anyone can help me with that and also help me find a place that states local laws on wholesaling.

Does your fee schedule differ depending on violation, or standardized across all of them?

There are a lot of wholesalers who are buying lists of properties in foreclosure / default and do not realize this in many states is considered predatory.As taxes and insurance increase along with homeowners having equity, states will start to catch on to this and my guess is start going after more of these wholesalers.It will be an easy win for them as most wholesalers act as brokers illegally (do not do double close) and do not let the homeowner know all the options available to them (modifications/ bankruptcy), they are out to solely benefit in their behalf which in itself is predatory

We did not go to some overpriced guru investment seminar or fad book to learn about this but we do realize there is a solid potential for increasing monthly cashflow without great risk in these types of investments done correctly.    

My goal is to keep this property long term, refinance in maybe 3 years when interest rates have hopefully come down and my property has also increased in value.Thank you for your help!

A solid lease is certainly important but you can probably use a standard lease agreement and pay an attorney less than $2000 to review it.

Over the next few years continue to buy a few more properties to build up the monthly cash flow then use the increased income to buy our acreage property.Our area is projected to continue to grow and appreciate fairly quickly so we are afraid of getting priced out of buying our little farm if we wait too long. 

In my search to find my first deal, I have grown increasingly frustrated with the hassle of having to use an agent to schedule showings, especially when I want to coordinate with contractors or other specialists.
