I have an awesome wife and two awesome girls who keep me focused and driven on getting the ship headed in the right direction.

I would not worry about the loans at less than 4% until you are in a much stronger position.Just remember every time you pay those loans down you get a guaranteed 11.25% return on your money.

I'm just telling you guys if you follow up with people, it will give them a sense of trust when you return.

Will you get a better return adding a fourth bedroom or a second bathroom?

Having people do those things can free you up to focus on what you do best and what gives you the greatest financial return per hour.If you are starting out with very little money then you generally have to look at doing things yourself and boot strapping until you can build enough capital to invest and grow your business.I will give you a case in point.

I know returns are probably less, but I generally am positive on your region.  

Every job I have left has been quickly filled by the next guy or girl.

Which is maybe 10-15 steps to the parking area.I know other multi units will supply a shovel ( that is returned at end of lease) and one bag of salt per season.
