Also looking at Wilmington NC on a tip from a friend if New Haven is too pricey (Last BP Podcast with Steve Garner from Wilmington was super helpful and full of good tips)    Haven't found/reached out to local REIA yet, but aim to this fall.

The biggest downside is having to disclose you hold a license, but I have not found this to be an issue with sellers.

I'm being relocated out of state and I was going to rent out my primary, but found out my housing allowance will be voided if I do, so essentially I have to keep it empty if I want to get it...and I definitely want to get it as it will easily pay for the place and my new place.But here's my situation, I'd like to donate the use of the property to my church to use as a mission house.

I can't not find the original information I found on this to find more details, but I recent came across someone that is buying a good amount of  these properties and thought there might be a chance for me to get in with them and learn more about this acquisition process.
