went from cast iron to PVC.New electric water tank, new appliances, refinished the hardwood floors, new smoke detectors, outlets, light fixtures, carpet in two bedrooms, vinyl flooring in the bathrooms and kitchen, 4 new windows, new toilets, blinds for the windows, insulation in the attic (there was nothing up there!)

There's a ton to do up there from June-August between the mountains, lakes, outlets, etc. and we'd get hikers, bikers, rock climbers, and the occasional fishermen.

But, within a few blocks there's a new outlet mall going in, along with some very high end residential (one of the largest developers in the country bought it and lot costs are over $700,000 each)The lot we are building on has ocean views but is an infill lot, with varying sizes of homes.

The inspector we hired was familiar with quite a lot, but did not know the requirements for our city specifically.Things that are probably on the list-working windows and window locks,working fire extinguishers and smoke alarms (may need to be hard wired)Common exterior doors close and lock on their own,GFI plugs at counter height in kitchen and bathroomsFlooring in good shape- no trip hazardsExterior in good repairAt least one grounded (3 prong) outlet per room, wired correctlyStair rails secure and graspableThey may require an HVAC inspection- ours does inspections every 2 years and requires an HVAC cert every 4Everything else in place must be functioningYou would be able to note a lot of these things while your inspector is working, that way you know what needs to be fixed prior to inspection.

They said it was minor outlet grounding issues and is supposed to be repaired today 4/9/16.I got a call on 4/7/16 stating that they sold the property. and new owners want to live in the vacant downstairs that we already put a security on.
