First time poster and new real estate investor but I could really use some advice.

If you want to invest in real estate, buy the best investment possible rather than the one that saves you from paying rent on your daughter's college housing.

To start, I’d like to ask you a question: What is more important, purchasing real estate where you can obtain 100% return of your capital through the BRRRR investment method but otherwise break even or even worse lose money or alternatively  leave some of your capital in the deal but earn a profit when the property is sold? 

I’m 34 years old and just now learning about how to use real estate to invest, so I’m definitely behind the curve.

I have a long history in real estate first being licensed in 2005, then went into financing, back to real estate all while owning my own hospitality business for over 12 years as a single mom of two, building it from the ground up.
