As far as bowing walls in the basement, I watched a youtube video where someone dug their foundation out then used 6x8's bolted to the wall and floor along with a hydraulic car jacks and moved a large wall quite a ways,  then bolted angle iron to the rafters and sill plate.

Hey BP friends,I'm putting together an excel sheet to calculate potential rental property deals and wanted to ask for some insight/criticism/refining regarding my monthly expenses.So far I have the following:Mortgage: $350*Vacancy: 5%Maintenance: 10%Management: 10%Property Tax: $210*Insurance: $100*CapEx: 10%*based on my price range in Arlington, TX.I have to say they have added up much quicker than I expected (which I was told would happen).

There are two Condos in Washington DC that are next to each other and the question is this: If a first time homebuyer with excellent credit and money in the bank were to buy both Condos owned by one company with the intention to make one a rental, can both be put under the same loan or are there 2 separate sets of rules since one will be a rental property.
